Brighton East – Dendy street – Home Renovation

Dendy Street, Brighton East - Investment Project!

This project was one of our client’s investment properties so we were working to a budget. Making smart updates to increase their property value, and also rental income, along with a functional, well built renovation to accommodate people renting was the brief.

70% of the house was renovated. The main focus was on the kitchen and bathrooms, the laundry was fine, as was the downstairs flooring, so no need to waste money on those areas. However, all rooms were refreshed with a new coat of paint, LED lighting and new blinds. The heating was serviced and the ducts were replaced throughout the entire house. 

Downstairs the kitchen was in good condition to start with, however the cream colour scheme had started to date. On inspection the bones of the kitchen were fine, so it was refreshed simply by painting the doors and replacing the handles. The kitchen appliances were old and needed some love, so we installed a new gas cooktop and range-hood which really lifted and modernised the whole room without breaking the budget. These are really important items that need to function well on a daily basis for future tenants, and now it looks amazing, how good did it come up… wow!

The downstairs powder room was looking a little flat and dated. A fresh coat of paint, new back to wall toilet, wall hung basin with matt black tapware and accessories has modernised it and really brought it back to life.

Upstairs is where most of the renovation budget was allocated as was required.

Along with the master and main bathroom renovations, we installed new carpet and underlay to give a warm, soft feel to the bedroom living areas, updated the lighting, blinds, heating covers and fresh paint was provided to all rooms. The old plain white wardrobe doors were replaced with new sliding mirror doors, instantly giving the illusion of more light and space.

Our interior designer worked closely with our clients to achieve a modern, and sophisticated look and feel for both bathrooms. To do this we used a light grey 600mm x 600mm floor tile that wraps up one wall, and paired it with a matt white 600mm x 200mm tile laid horizontal stack bond. The black tapware off the wall paired with the white wall hung vanities takes it to the next level, it looks stunning. 

In recent years carrara style stone benchtops with black tapware has been a favourite of many, and when paired with the right tiles it always looks amazing.

The master ensuite and main bathroom were completely ripped out, it really is the only way to renovate a bathroom if you are to do it properly. This way on examination you find out what is truly going on under the floor, and if there are any underlying problems that need to be addressed while you are renovating.

In this case the old acrylic prefabricated shower bases were showing signs of mould around the base and up the walls. We also noticed mould on the ceiling, and the cornices were starting to peel away and fall off. Upon pulling up the shower bases, we discovered that they had been leaking for quite some time, which had rotted the floor through to the sub-frame floor joists, and because of these leaks in both bathrooms the downstairs living area ceilings were damaged and had to be replaced in specific areas. We replaced the damaged timber, strengthened the sub-frame, cut out the damaged plaster in the downstairs ceilings, trowelled, sanded and painted for a beautiful finish that would last the test of time.

Both shower bases were rebuilt using our custom design that we know works. We waterproofed and tiled the entire floor areas, and used one of our custom made strip grates that we manufacture in our factory ourselves. We ensured that there was plenty of fall to the floor waste away from the shower door to get the water into the drain as fast as possible. 

Stepping into the ensuite, the first thing you notice is that we installed an automatic sensor that illuminates a soft LED strip light under the vanity when you enter the room. The light is visually stunning, it adds functionality at night, but also adds softness during the day.

The ensuite comprises a large walk-in shower with a double wall hung vanity, inset mirror shaving cabinet, toilet and a large niche in the shower for functionality. The mirror shaving cabinet has two built in power points, and shelving for optimal storage, which keeps the vanity benchtop clear of cords and clutter. 

The main bathroom, although a small room, has been designed to maximise space. The old unused spa bath, which basically stole one third of the room, has been replaced with a stunning Isabella bath, which nestles perfectly into the corner to create much needed additional space for towel rails, clothes basket, a plant or a bin. The beautiful grey feature tiles frame the room, the niches above the bath and in the shower are a nice inclusion to fit all your bath and shower accessories. 

The vanity has a single drop in basin, with a Carrara style stone bench top. Again, the built in mirrored shaving cabinet has an inbuilt power point and shelves to maximise storage space. 

The separate toilet off the main bathroom was completely renovated to match the other upstairs bathrooms with a new tiled floor, skirting, back to wall toilet and black toilet roll holder to finish it off.

When you are renovating a home, there is usually unseen damage and repairs that need to be made. It makes absolute sense to have a qualified, experienced, specialised builder inspect and repair all that is required during that time. Most houses are only renovated once every 20 or 30 years, it’s only those who take shortcuts that end up needing to do repairs during the years in between.

We loved this project. From the initial inspection, brief and design phase, and with so many renovation and design elements to this job done on a budget, it was definitely made easy by having such great clients.

The result of the work has substantially increased the value of the property, it has increased the rent, and now it too is attracting great tenants who are looking for a home that is a little bit nicer than most.
